ANAHEIM, Calif. (May 9, 2022) — Anaheim’s plan for the future of Angel of Stadium of Anaheim took another step forward Monday with Planning Commission approval of an updated development agreement and a tract map for the stadium site.
The commission approved the items in a 4-1 vote with two members recusing themselves because of work or residency conflicts.
The Planning Commission approval follows an April agreement by Anaheim and the California Department of Housing and Community Development resolving all issues with the stadium site sale and the state’s Surplus Land Act.
The updated disposition and development agreement approved by the Planning Commission reflects changes resulting from the agreement between Anaheim and the state regarding affordable housing.
The stadium site is set to see $27.7 million in affordable apartments, ranging from 84 to 104 units based on the mix of apartments for those at very low and lower income levels. Income levels are based on Orange County’s median income, currently at $106,700 for a family of four.
In a related item, an updated purchase and sale agreement is set to go before Anaheim’s City Council in June and include $96 million in funding for affordable housing across Anaheim.
Anaheim is selling the 151-acre stadium site for $320 million with plans for development of surrounding land as homes, offices, hotels, restaurants, shops, entertainment and park space.
The development plan approved Monday calls for a new or renovated stadium; 5,175 apartments and condominiums; 2.7 million square feet of office space; 1.75 million square feet of
retail, restaurants and two hotels totaling 943 rooms; a 7-acre flagship city park, plus 5.2 acres of city-required community park space.
The site would be built out in three phases from 2025 to 2044. Construction would start with apartments along Orangewood Avenue and part of Katella Avenue and then move in phases along State College Boulevard, Katella Avenue and alongside the Santa Ana River Trail.
The stadium plan also secures Angels Baseball in Anaheim through at least 2050 with extensions through 2075.
Anaheim’s City Council first approved a stadium site sale and development plan in September and October of 2020.
The City Council is expected to consider the updated development agreement, tract map and an updated purchase and sale agreement in June.
