
Luxury modern estates by the water with sweeping views of the Pacific Ocean dominated Orange County’s high-end home sales landscape in 2025. The top 25 homes sold last year fetched between just over $17 million and $42 million.

18 Swimmers Points in Newport Coast sold for $38 million. The 11,500-square-foot home was sold to Lake View Trust.

The three most expensive homes were sold by Paul Daftarian of the Daftarian Group and Luxe Real Estate, including the $37 million sale of 9 Pelicans Drive in Newport Coast.

The list comprises only 24 homes since 38 Linda Isle in Newport Beach sold twice within a week in April, once for $27 million and then again for $29 million.

2201 Bayside Drive in Corona del Mar sold for $26 million. At 9,329 square feet, the home has six beds and nine baths.

7 Spinnaker fetched $23.9 million from Harry Bagramian, who was represented by Robert Pfeif of Pfeif Group Inc.

1615 Bayadere, a home with four beds and four and a half baths in Corona del Mar, sold for $19.95 million.

20 Shoreline in Newport Coast. The 7,300-square-foot home with five beds and seven and a half baths fetched $18.7 million.
